<p>A lot of property investors in Vail Arizona go into that part of real estate to become what is known as a house flipper. In this position, they purchase real estate in Vail Arizona with the goal in mind to immediately sell the property in Vail Arizona so that they can turn a profit. In our conversation we will look at three different types of house flippers. &nbsp;</p>
<p>Position #1 &ndash; The person that gathers the information</p>
<p>This position is also known as the scout and the main idea is to get as much information about a possible transaction in Vail Arizona and then sell that information to other investors. This is a great position to get into if you are just starting out because you don&rsquo;t need any money or really any prior education to get started. The job entails finding property in Vail Arizona that motivates a seller to get rid of it at a price that is below the market value. This is usually someone that is in either an emotion-packed or financial situation.</p>
<p>Position #2 &ndash; The Dealer</p>
<p>Much like the information gatherer, this type of house flipper will also look for prospective transactions in Vail Arizona for other investors. Through what is known as a purchase contract, he will actually control the property where the information gatherer or the scout did not. The dealer may put down some money on the property in Vail Arizona. This type of position will assume more risk, but can also make more money. </p>
<p>Position #3 &ndash; The Retailer</p>

Fact is, distressed properties exist throughout the property spectrum, including moderate to exclusive areas as well.&nbsp; Properties that were selling for $1M in late 2005 thru early 2007 are selling at significantly lower prices now. If you were considering moving up during that time, as I was, and decided prices were just a tab bit over your budget, you might want to seriously re-look at your options today!</p>
<p>I specifically remember looking at this one property listed for just over $650K. I went home and researched the property. The owner purchased the lot 2 years earlier for $110K. Estimated material &amp; labor costs at that time were approximately $350-375K and it was listed for $650K. At that point I decided to purchase a 3.3 acre lot and build my own retirement home.</p>
<p>Fast forward 2011-present, current market conditions have made it possible to find properties in the same property class and exceeding, for less money than you can buy an equivalent lot, pay labor &amp; material costs for construction, with no profit incentive. Does this scenario defy logic? How can one purchase property for less than procurement and manufacturing costs? Now, based on above scenario, it should not take a Rocket Scientist to figure out that real property prices in the U.S. will increase, in my opinion, sooner than most people expect.&nbsp;</p>

<p>There are items that I like to call the keys that are found in a mortgage. When discussing a mortgage, these are very important to understand. In our discussion we are going to talk about the responsibilities of both the mortgagor and mortgagee.</p>
<p>Key # 1 – Pay the main or principal mortgage debt.</p>
<p>This is one of the agreements that must be met by the person that is purchasing the house in Tucson East AZ. This person is also known as the mortgagor. So basically this is saying that if you go to purchase a house in Tucson East AZ and then borrow money, then it is your responsibility to pay the principal part of the debt.</p>
<p>Key #2 – Keep insurance</p>
<p>This key states that if you borrow some money for a mortgage, then it is your responsibility to carry insurance on your home in Tucson East AZ and it must at least be insured against fire. Again, these are the responsibilities of the person purchasing the home or property in Tucson East AZ.</p>
<p>Key #3 – Demolition</p>

<p>When a home sells things may differ slightly from state to state, but as a whole the majority of the details remain the same.<span>&nbsp; </span>Here is an idea of what you can expect at your Tucson East AZ closing.</p>
